We can provide all the services needed to make your purchase of a manufactured home as easy as possible. We have many floor plans in various sizes and styles. Square footage ranges from 540 to over 2,500, with up to five bedrooms. We offer customization of most floor plans to meet just about everyone's unique needs and wants. Almost any feature offered in conventional homes can be made affordable in our homes. We have many colors and design elements to choose from. From cabinets, appliances, flooring and walls inside and out. You can make it uniquely yours! Over the years we have learned that a large percentage of our customers do not have the expertise, knowledge or the time to take the on the task of developing a Land Home Package from start to finish. We decided to completely remove all of the frustration and stress from the experience of building and buying of a new manufactured home. We handle your project from start to finish. We give you the confidence of knowing it is well in hand. You will need four things..
1. Bank pre-approval 2. A parcel of land or place to locate the home. 3. Your style and floor plan for the home of your choice. 4. An estimate for the site improvement bids on a property, (which we provide).
These three things, which we provide in writing, go to the bank to get you an appraisal and get your loan underway. (Cash purchases make the bank steps unnecessary)
The rest is ALL our responsibility. We begin by filing the building permits necessary to begin the site improvements on the property as soon as we have the "go ahead" from the bank. From that time on, until we hand you the keys to your new home, just watch us go! Our teams make short work of the job and you can sit back and enjoy the process. We make home ownership faster and less expensive than most stick built homes. We know how to make it happen!
The Karsten tradition of quality home building and commitment to satisfaction began in 1965 with the founding of Golden West Homes. From a single production plant the company, under the direction of co-founder Harry Karsten, grew to become one of the west's largest and most prestigious factory housing manufacturers. When Harry and his wife Joan decided to retire in the early 1990s, Golden West was sold to one of the country's largest manufactured housing companies.
By 1995, Harry and Joan realized all they had needed was an extended vacation, not retirement, so they leaped back into the building business along with other members of the family, opening their first Karsten Homes production plant in Sacramento, California in 1995, then another in Albuquerque, New Mexico, and finally reentering the Pacific Northwest market by purchasing a production facility in Stayton, Oregon in 2001. Their most recent expansion came in the growing Texas market with the opening of the Breckenridge, Texas plant in 2004. With their return to the building industry, they brought with them the same reliable teammates and the guiding principals that has served them so well through the last half of the 20th century: quality construction standards, a commitment to 100 percent homeowner satisfaction, integrity and respect for the individual. They added to these a quest for constant innovation and a popular stylish appeal that has achieved for Karsten Homes the fastest growth of any housing manufacturer in the country.
Today, the company employs over 800 teammates, building nearly 2,000 homes annually. And it's these teammates that are most responsible for the company's success, according to Harry. "Success is all about treating people right and listening to them," says Harry, "whether it's teammates, customers, suppliers or homeowners." Harry and Joan make sure they constantly "listen," with monthly visits to each production facility, and regular trips to sales centers throughout their various markets. Joan, as the company's Interior Design Manager, makes sure that the quality homes constructed for satisfaction are as beautiful and livable as well.
Recently, Karsten Homes launched a new chapter in their storied history by joining the Clayton Homes manufacturing team. Teaming with this mammoth homebuilding giant brings a new financial clout and administrative backing to the company that will benefit the entire Karsten family by providing improved employee benefits, stronger purchasing power, better home mortgage financing, and wider distribution.
